Storm Water Facility #40 Update

Hello Neighbors!

We are pleased to provide an update on Stormwater Facility #40 ("Lower Park").  Work was done in the Spring/Summer to build on what was accomplished in 2020 and meet all functional requirements ahead of the 2021-2022 rainy season.  This included removal of all tree stumps, grading of the retention pond walls, clearing and inspection of all pipes, and seeding of grasses along the pond and hillside slopes to present an attractive appearance and prevent soil erosion.  Kings Stormwater Solutions, who was our contractor for this project, did excellent work and even built a complementary bench for use by hikers along the Lower Park trail.  Note that before this project commenced the entire facility was covered in a very dense stand of 20'+ tall trees!

Work on the Facility #41 begins in 2022, but we couldn't wait to let you know of the progress made so far, which hopefully has enhanced the visual appeal of Lacamas View and certainly has improved the functioning of key infrastructure.

Tansy

Hello All Neighbors!

Hope you had a great summer!  Though Fall is upon us with colder, shorter, and wetter days, we do have at least a week of dry, sunny weather ahead.  If you plan to take advantage of this weather to do any gardening, we please ask you to consider looking for and addressing any tansy issues.  Clark County has cited the HOA in the past for tansy growth in our common park areas, and it has proven not cheap to address.  By doing what you can to address the tansy growth in your corner of Lacamas View, you will help keep costs down for us all and allow future improvements of HOA common amenities.

Seeking New Board Member!

Dear Neighbors,

Due to one of our associates successfully completing a new home purchase outside of Lacams View, a new opening has appeared on the Lacamas View HOA Board.

Serving on the Board is a great opportunity to get involved in your community, meet neighbors, and the time commitment is minimal- just 6 bi-monthly meetings per year!

As you probably are aware, our yearly dues are less than what many other HOAs charge per-month! and this is in no small part to having an all-volunteer board, instead of a professionally-managed one which would increase everyone's dues without providing any new amenities.

Please consider offering just a little bit of your time to ensure the continued viability of our self-run HOA.  We cannot do this without you, but with you we can guarantee many more years of well-run, accountable, and economical community governorship.

Ask a Boardmember: Mailboxes

ASK A BOARDMEMBER is an informative series intended to give answers to common questions from Lacamas View homeowners.  The answers provided represent the Lacamas View HOA Board's current best-faith interpretations of HOA CC&R's.  Nothing in this series should ever be construed as abridging Lacamas View CC&R's, which remain the definitive source for all Lacamas View homeowner rights and responsibilities.  In case of questions or ambiguities, please contact the Lacamas View HOA Board to consider and decide your issue.

Unfortunately it seems that property crime is on the rise in our area, with increased reports of package thefts, car break-ins, and forced entry into mailboxes.  As our subdivision was originally considered a rural area, we have cluster box units of about 10 mail boxes in common outdoor "walls" with 2 large parcel lockers at the bottom for large packages.

In case you are the victim of forced-entry mailbox theft or are simply considering strengthening your mailbox to prevent the same, here are answers to some common questions:

  • each mail box and its associated hardware is the property and responsibility of its assigned homeowner, not the HOA or the United States Postal Service
  • thus all costs of repairing damage to a mailbox due to forced-entry, vandalism, or simple wear-and-tear shall be borne by the homeowner to which the box is assigned
  • a homeowner is perfectly within their rights to at any time upgrade the lock of their mail box
  • should damage occur to either of the shared large parcel slots, it is the responsibility of all homeowners receiving mail at that cluster unit to pay for the repairs

That Time of the Year

Dear Lacamas View Neighbors,

HOA mailers containing the annual newsletter as well as an invoice for your 2021 dues went out this week.  Some of you chose to pay through your bank's automated bill payment system.  While these are extremely convenient and we appreciate the promptness by which payment is received through them, please note that every year the Board is allowed, as its discretion, to increase dues (up to 6%), as was the case this year.  For those who paid early, you will receive an invoice for the difference.  For all others, your mailer should arrive shortly.  We did our best to get these out to you as quickly as possible, even after certain unforeseen delays....
